# LLCR FAQs

## What is LLCR?

LLCR (Landlord Compliance Register) is UK software for **defensible compliance records**: Compliance Defence Pack PDFs, tamper-evident SHA-256 audit trail (OpenTimestamps), Smart Document Capture for key certificates, **proof of service** with hashed evidence uploads, optional **rent tracking** (tenancies and payments, with a **Court-Ready Rent Ledger PDF** on Pro), plus tracking certificates, deadlines, fine exposure, and reminders. Section 8 Form 3A/4A on Pro. Built by a UK legal professional; operated by LLCR Technologies Ltd (Co. No. 17167813).

## Who is LLCR for?

Self-managing UK landlords with 1 to 20 rental properties. We focus specifically on **legal compliance** — certificates, deadlines, fine exposure, statutory notices — rather than general property management or accounting.

## How is LLCR different from Hammock, Arthur, or Landlord Vision?

Those platforms are property management or accounting tools. LLCR is a **compliance and legal specialist platform** focused on evidence, statutory duties, notices, and auditability. We are not a general ledger or tax product. LLCR now includes **optional rent tracking** and a **Court-Ready Rent Ledger PDF** on Pro so self-managing landlords can keep rent arrears evidence alongside compliance records, without replacing full accounting software. We work alongside those tools where you still use them.

## Is LLCR Renters' Rights Act 2025 ready?

Yes. LLCR is built specifically for the post-RRA landscape:
- Section 21 generation removed (abolished from 1 May 2026)
- Periodic tenancy handling built in
- Section 8 grounds engine updated for RRA changes
- Information Sheet 2026 covered in the regulatory updates feed
- PRS Database and PRS Ombudsman guidance included
- Awaab's Law (damp and mould response timelines) covered

## What compliance areas does LLCR cover?

**Required certificates**: Gas Safety (CP12), EICR, EPC, AST, Fire Risk Assessment (HMO), HMO Licence.

**Optional certificates**: Buildings Insurance, Landlord Liability Insurance, Legionella Risk Assessment, PAT Testing, Asbestos Survey.

**Compliance checks**: Smoke alarm, Carbon monoxide alarm, Right to Rent (initial + follow-up).

**Deposit protection**: Tracking across DPS, MyDeposits, and TDS with prescribed information status.

## What jurisdictions does LLCR cover?

England, Wales, Scotland, and Northern Ireland — with jurisdiction-specific differences handled in compliance logic.

## Do I need a card to start the trial?

No. The 14-day trial is free with no card required. After the trial, dashboard access is revoked unless you subscribe.

## How much does LLCR cost?

- **Starter**: £19/month or £199/year (5 properties)
- **Pro**: £39/month or £349/year (20 properties, Document Vault, Telegram alerts, Section 8 builder, Court-Ready Rent Ledger PDF)
- **Agency**: £39/month for up to 20 properties, then £1/property/month per additional property (unlimited properties, team access, hands-on onboarding)

VAT handled automatically by Stripe.

## Can I cancel anytime?

Yes. Cancel anytime via the Stripe customer portal. You keep dashboard access until the end of your paid period.

## Does LLCR generate Section 21 notices?

No. Section 21 is abolished under the Renters' Rights Act 2025 (in force 1 May 2026). LLCR generates Section 8 notices (Form 3A and Form 4A) via the Pro Document Builder, which is the sole eviction route from that date.

## Is there a free Form 4A generator?

Yes. LLCR offers a **free Form 4A rent increase generator** on the marketing site for **Section 13** rent increases on assured periodic tenancies in England — no account required: https://llcr.uk/tools/form-4a-rent-increase-generator.html

This is **not** the same as the Pro Section 8 Document Builder (Form 3A possession notices). The free tool completes the official GOV.UK Form 4A template for proposing a rent increase. From 1 May 2026, rent review clauses no longer work for periodic tenancies — landlords must use the Section 13 Form 4A process. The free tool is limited to 3 completed PDF downloads per 30 days and does not provide legal advice, sign the notice, or record proof of service.

## Is my data secure?

Yes. LLCR uses Supabase with Row Level Security (data scoped per workspace), Stripe for all payment data (we never store card details), and Sentry for error monitoring. The company is ICO registered.

## What if I have more than 20 properties?

The Agency plan covers it: £39/month for up to 20 properties, then £1/property/month for each additional property (annual billing available at a discount). It adds unlimited properties, team member access, and hands-on onboarding. Get in touch via report@llcr.uk or the contact page to get set up.

## Does LLCR replace my solicitor or accountant?

No. LLCR is a tracking and notice-generation tool. For specific legal advice, Ava signposts to the Law Society "Find a Solicitor" service. For tax and accounting, use a qualified accountant.

## Rent tracking and Court-Ready Rent Ledger

**Rent tracking** (Starter and Pro): portfolio rent overview, tenancies, payment logging, Section 8 legal readiness when arrears exist. Does not change the certificate-based compliance score.

**Court-Ready Rent Ledger PDF** (Pro only): one-click timestamped rent ledger for a single property, formatted to support rent arrears claims and often used with the Compliance Defence Pack for Section 8 rent grounds.

## Proof of service and RRA Information Sheet

Log date served, method, recipient, and upload evidence (PDF, JPG, PNG, DOCX up to 10 MB). LLCR timestamps uploads and stores a **SHA-256** fingerprint in your audit chain, with independent daily anchoring. The **Renters' Rights Act Information Sheet** must be served on named tenants on existing written tenancies by **31 May 2026** (fine up to £7,000); LLCR surfaces a property banner and the same proof-of-service flow.

## Compliance Defence Pack

**What is it?** A one-click PDF that compiles a property’s compliance record into an indexed bundle for solicitors and tribunals (structured sections, activity timeline, cryptographic verification statement).

**Plans:** Available on **Starter and Pro**. The appendix always includes **certificate-linked** PDFs and images (evidence uploaded with each certificate). The **general Document Vault** (extra folders and file storage) is **Pro-only**; Pro adds those vault files to the pack as well.
