# LLCR Features

## Smart Document Capture

## Proof of service (all paid plans)

- On each certificate, compliance check, and statutory document: record **date served**, **method** (e.g. Royal Mail Signed For, first class, email, hand delivery, other), **recipient**, and **upload evidence** (PDF, JPG, PNG, DOCX up to 10 MB)
- Uploads are **timestamped**; LLCR computes a **SHA-256 fingerprint** and links it into the property **audit chain**; altering the file would break the match
- **Daily anchoring** of summaries with an **independent timestamp** (separate from LLCR-only clocks), alongside OpenTimestamps where applicable
- **Renters' Rights Act Information Sheet**: property banner for the **31 May 2026** deadline (fine up to £7,000); log proof of service the same way as other statutory items
- **Indicators**: green where proof is recorded; amber where proof is missing; evidence feeds **bonus points** on the compliance score when items are fully evidenced

## Rent tracking (Starter and Pro)

- Optional module: **does not change** the certificate-based compliance score
- **Portfolio rent overview** (`/dashboard/rent`): paid, overdue, partial, no tenancy configured; metrics for collected and outstanding, properties fully paid, active arrears, "next due this week", banners for attention
- **Tenancy setup**: tenant name, rent amount, frequency (monthly or weekly), due date, tenancy start date; backdating start can mark prior periods paid automatically
- **Property ledger** (`/dashboard/rent/[propertyId]`): mark payments received, edit amounts, flag periods unpaid
- **Section 8 legal readiness** when arrears exist: summary for **Ground 8** (three months monthly or thirteen weeks weekly/fortnightly at notice and hearing dates), **Ground 10** (rent unpaid at hearing), **Ground 11** (persistently late: more than three late payments in the last twelve months), with links to at-risk properties

## Court-Ready Rent Ledger PDF (Pro only)

- One-click **timestamped** PDF per property: address, tenancy details, full payment timeline (due date, expected amount, received, shortfall, running balance), payment log with receipt dates and notes, total arrears as at generation, overdue period count, generation timestamp (date and UTC), disclaimer (generated from LLCR records; not legal advice)
- Formatted to support **rent arrears** particulars and schedules for solicitors and court use (alongside, not instead of, the **Compliance Defence Pack** for compliance evidence)

## Compliance score

- 0–100 score per property and across your whole portfolio
- Red (under 50) / Amber (50–79) / Green (80+) bands
- **Evidence bonus points** for proof of service on required certificates, How to Rent with proof of provision, deposit prescribed information with proof, Right to Rent with ID copy, and RRA Information Sheet with proof
- "How to improve" panel ranks the highest-impact actions
- Nightly portfolio score snapshots for trend tracking

## Legal Risk Overview

Live fine exposure in £ on your dashboard, computed from the statutory fine schedule:

- Gas Safety: up to £40k civil + unlimited criminal + 2yr custody
- EICR: up to £40k civil
- HMO Licence: £8k–£30k civil + unlimited criminal
- Fire Risk: £5k–£50k+ civil + unlimited criminal + 2yr custody
- Deposit: 1×–3× by court order

## Reminders and alerts
