What the UK PropTech Awards 2026 are

The UK PropTech Awards are the annual awards of the UK PropTech Association (UKPA), and 2026 is their ninth edition. They recognise the organisations, technologies and people driving digital change across real estate and the built environment.

The UKPA reports that it received more than 200 applications this year. Entries were open from 6 August to 6 October 2026, shortlists were published on 29 October, and the Awards Evening takes place on 26 November.

This year the event moves to a new home at The Building Centre in London, supported by the Built Environment Trust. The organisers expect more than 300 leaders from real estate, technology, investment and government to attend.

What Emerging PropTech of the Year recognises

Emerging PropTech of the Year recognises the most promising early-stage PropTech start-up in the built environment. It sits within the awards' Driving Market Growth group, alongside Scaling at Pace and the PropTech Growth Partner Award.

The category is reserved for young companies. According to the UKPA, judges look for fresh thinking evidenced through pilot projects, initial customer adoption or industry recognition, and for businesses that are setting themselves apart as ones to watch.

The twelve companies on the 2026 shortlist are:

  • Hybr
  • August
  • neos
  • LLCR Technologies
  • LynxCraft Group
  • AICHITECT
  • BreezeMove
  • Waymap
  • PropEase
  • Klimatica
  • Epro
  • Orynia

We congratulate every company on the list. It is a strong field, covering everything from building design and moving to accessibility and climate risk.

Who is judging the awards

The judging panel brings together people from industry, academia, investment and government. Published judges include representatives of the Built Environment Trust, Real Estate:UK, Arup, Knight Frank Investment Management, Octopus Energy, SEGRO, Long Harbour, Newcastle University, the University of Bedfordshire, and the Ministry of Housing, Communities and Local Government, whose PropTech Innovation Lead sits on the panel.

That breadth matters for a company like LLCR. Landlord compliance is shaped by government policy as much as by technology, so a panel that includes both is well placed to assess it.

Why LLCR exists

LLCR was built to help landlords and letting agents in England prove their compliance, not just achieve it. The idea behind the platform is that doing the right thing and being able to evidence it later are two different problems.

The Renters' Rights Act 2025 has made that gap more costly. From 1 May 2026, section 21 "no fault" possession was abolished in England, so landlords seeking possession now rely on the grounds in Schedule 2 to the Housing Act 1988, served on Form 3A. Rent increases for assured periodic tenancies now run through section 13 and Form 4A. Both routes reward landlords who can show what they served, when and how.

Most compliance records still live in inboxes, drive folders and spreadsheets. That works until a certificate lapses unnoticed, or a notice is challenged months later and the evidence has to be rebuilt under pressure. Our earlier piece on why tamper-evident compliance records matter sets out that problem in more detail.

What LLCR has built in its first six months

LLCR launched on 1 May 2026, the day the first phase of the Renters' Rights Act came into force. In the six months since, the platform has grown into a compliance workspace for self-managing landlords and letting agents.

CapabilityWhat it does
Compliance scoringShows, property by property, what is in date, what is due and what is missing
Certificate tracking and alertsTracks gas safety, EICR and EPC renewals and warns before they lapse
Smart Document CaptureReads uploaded certificates and fills in key dates and details
Form 3A and Form 4A buildersHelps landlords prepare section 8 possession notices and section 13 rent increase notices
Document VaultStores records with SHA-256 hashing and OpenTimestamps anchoring, so a document can later be shown to be unaltered
AvaAn AI assistant that answers questions about a landlord's own portfolio and obligations
LLCR MobileAn installable app for uploads, photos and alerts on site

Alongside the software, LLCR publishes free guidance every week on the Renters' Rights Act, possession, rent increases and certificate compliance. Examples include our walkthroughs of Form 3A and section 8 notices and section 13 rent increases on Form 4A. An overview of the platform itself is in what LLCR does.

A note from our founder

"Being shortlisted for Emerging PropTech of the Year six months after launch means a great deal to us," said Tauhid Islam, founder and chief executive of LLCR. "LLCR came out of something I kept seeing in legal work. Landlords rarely get into trouble because they don't care. They get into trouble because the rules are complex, the deadlines are scattered and the evidence is hard to keep. We built LLCR to make compliance provable, not just promised."

"Thank you to the UK PropTech Association and the judging panel, to our early users, whose honest feedback has shaped the product, and to the partners who have backed us from the start. Congratulations to everyone on the shortlist. We are looking forward to 26 November."

How this fits with LLCR's other recognition

This is LLCR's second major industry shortlisting of 2026. Earlier this year LLCR was named a finalist at the Property Week Tech Innovation Awards 2026, across three company categories, with Tauhid Islam separately shortlisted for the Rising Star Award.

For a company in its first year, the value of this recognition is less about trophies and more about the signal it sends. Two independent judging panels have now looked at the private rented sector's compliance problem and agreed it is worth solving properly.

What comes next

LLCR's focus remains helping landlords and letting agents stay compliant and keep their evidence as the Renters' Rights Act rolls out further. Work in progress includes expanding Ava's abilities and adding automated, logged serving of certificates to tenants, so landlords have a record of what was sent and when.

Landlords who want to see where their portfolio stands can start with the free LLCR compliance checker, or add their first property to LLCR at no cost.
