Smart Capture
Upload a Gas Safety certificate, EICR, EPC, Fire Risk Assessment, or HMO licence and LLCR reads it for you. Issue dates, expiry dates, certificate numbers, and engineer details are extracted automatically. You review and confirm everything before it is saved. Nothing is auto-populated silently.
Certificate Tracking
LLCR tracks Gas Safety, EICR, EPC, AST, HMO licence, Fire Risk Assessment, PAT testing, Legionella risk assessments, Buildings Insurance, and more. Expiry dates are calculated automatically where possible. Status badges update in real time so you always know where you stand.
Proof of service
When a tenant says “I never received that”, your word alone may not carry much weight with a court or council. LLCR lets you record exactly when and how you served each certificate and document on your tenant: the date, the method (Royal Mail Signed For, first class, email, hand delivery), who you served it on, and your evidence. Upload your postal receipt, email screenshot, or signed acknowledgment. The file is timestamped and fingerprinted so the record cannot be changed after the fact.
Each upload is linked into your property's tamper-evident audit trail. If the file were altered later, the fingerprint would no longer match, and verification would flag it immediately.
Certificates with proof of service show a green “Served” indicator. Where proof is missing, you see an amber reminder so nothing slips through.
Renters' Rights Act Information Sheet
Every named tenant on an existing written tenancy must receive the Information Sheet by 31 May 2026. Missing the deadline can mean a civil penalty of up to £7,000. Log how you served it and upload your proof in LLCR so you have a dated record if anyone asks.
Showing you served key documents is often as important as holding the document itself. LLCR helps you move from “I posted it” to a clear record you can share with your solicitor or a council.
Compliance Score
LLCR calculates a weighted compliance score for each property and your portfolio overall. Required certificates carry more weight than optional ones. Any breach automatically caps the score. Scores are colour-banded into red, amber, and green so you can see your position without reading a report.
Reminders
LLCR sends email notifications at 30 days and 7 days before a certificate expires, and again when a breach occurs. Telegram notifications deliver the same alerts to your phone instantly. iCal sync adds every compliance deadline to your calendar app with built-in alarms.
Court-Ready Rent Ledger (Pro)
A timestamped PDF of your full rent payment history for one property, formatted as a schedule of arrears. It includes the tenancy details, every instalment with what was due and what was received, a running balance, total arrears as at the date of generation, and a statement of truth ready for your signature. You can attach it to a Section 8 claim, hand it to your solicitor, or keep it on file.
The Compliance Defence Pack covers your compliance evidence: certificates, statutory checks, deposit records, and your full audit trail. The Court-Ready Rent Ledger covers the financial side, specifically rent arrears. For a possession claim on rent grounds, many landlords download both.
Rent tracking
Track rent across your portfolio without it affecting your compliance score. Add a tenancy for each property with the tenant name, rent amount, frequency, and due date, then log payments as they come in. The portfolio overview shows you at a glance which properties are paid up, which are overdue or only partially paid, and how much is outstanding across all your lets. When arrears build up, LLCR highlights which properties may be approaching the thresholds for possession proceedings.

Document Vault

Audit Trail
Every action in LLCR is cryptographically fingerprinted using SHA-256 hash chaining. If any record is ever altered by anyone, including LLCR itself, the chain breaks and the tampering is detectable. Once daily, a summary is anchored to the Bitcoin blockchain via OpenTimestamps, so your compliance history is independently verifiable against a public ledger. Defence Pack
The Compliance Defence Pack compiles your property’s entire compliance record into an indexed, paginated PDF with cryptographic verification. Certificates, inspection reports, proof of service, deposit protection, and your full activity timeline, structured for solicitors and tribunals. Every record is SHA-256 hash-chained and anchored to the Bitcoin blockchain, so the integrity of your evidence is independently verifiable.
The pack is structured evidence, not legal advice. It is available on Starter and Pro. Certificate-linked files you upload with each certificate are always included in the appendix; the general Document Vault (extra folders and storage) is a Pro feature.
