Landlords leave Landlord Studio for three reasons: the free GO plan stops at three units, per unit pricing climbs with room count, and the product spans three countries rather than specialising in English compliance. August, Hammock, Landlord Vision and LLCR each solve one of those, from free to £21.97 plus VAT.

Wall one: the fourth unit

Landlord Studio GO is genuinely free and permanent, covering up to three units with income and expense tracking, tenant records and document storage. It is one of the better free tiers in the UK market and there is no catch in the first three units.

The catch is the fourth. At that point the choice is PRO from around £12 a month plus £1 per unit per month, and the free option disappears entirely.

No free tier in this market covers four or more units with the full product. If you have four properties and want to pay nothing, the honest answer is that you will be splitting across two free plans or accepting a paid subscription. A landlord with one property, by contrast, can run LLCR free and August free together and pay nothing at all.

Wall two: per unit pricing meets an HMO

Per unit pricing is invisible at three single lets and dominant at twenty rooms. Landlord Studio charges £1 per unit per month above the base plan, and a unit is a rentable space rather than a building.

What to move to if this is your wall: platforms that count properties rather than units. Hammock bands by property at £8 plus VAT for one to three, £15 for four to ten, £25 for eleven to twenty and £31.50 for twenty one or more, with HMO functionality from the Standard plan upward. LLCR counts properties at £19 a month for up to five and £39 for up to twenty, treating a six room HMO as one property.

Landlord Vision is the wrong move here, since it counts active tenancies, which for room let HMOs behaves much like per unit pricing.

Wall three: three countries, one of them yours

Landlord Studio operates across the UK, the United States and New Zealand. That scale brings real benefits in product maturity and support hours, and one structural consequence: compliance features are built to work across jurisdictions rather than to track one jurisdiction closely.

English landlord compliance moved substantially during 2025 and 2026. Section 21 was abolished on 1 May 2026, so possession now runs through Section 8 of the Housing Act 1988. Local authority enforcement powers took effect on 27 December 2025. Rent repayment orders can now reach a maximum of 24 months. A lapsed EICR can attract a civil penalty of up to £40,000 under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, with the amount set by the local authority on the facts.

Tracking that requires a product whose roadmap follows English statutory instruments rather than three national regimes at once.

What to move to if this is your wall: an England specific compliance platform. LLCR maps obligations to their statutory source, holds proof of service records, maintains a fingerprinted and chained audit trail with independent daily timestamps, builds Form 3A and Form 4A notices, exports a Compliance Defence Pack for a property in one action, and totals civil penalty exposure across the portfolio. It does no accounting, so it sits alongside whatever you use for the books rather than replacing it.

Landlord Vision is the other UK built option, with compliance reminders inside a full accounting platform from £21.97 plus VAT for four tenancies.

What Landlord Studio does better than most of its alternatives

A switching guide that only lists faults is not worth reading.

  • Free tier depth. Three units with most of the accounting product is more generous on unit count than any comparable free plan here.
  • Making Tax Digital. HMRC recognised since March 2026, with direct quarterly updates and the Final Declaration.
  • Mobile receipt capture. The phone app is a strength, and a daily one for landlords who handle their own expenses.
  • Rental accounting discipline. Property level categorisation and export ready reporting are its core competence.
  • Tenant screening and listings. Applicant handling and advertising features that narrower platforms do not carry.

If none of the three walls applies to you, staying put is a perfectly reasonable decision, and adding a compliance evidence layer alongside it costs nothing at one property.

A migration checklist that is not just about data

  1. Export before you cancel. Confirm the format and whether document attachments are included, then open the export and check it while the account is still live.
  2. Keep certificates independently. Whatever platform you land on, hold your own copy of every gas safety certificate, EICR, EPC and deposit document outside it.
  3. Recreate service dates, not just documents. The date a document was given to the tenant is often the fact in dispute, and it is the one least likely to survive a migration. Reconstruct it from your email records while you still remember where they are.
  4. Check the currency basis. Landlord Studio prices in US dollars and converts, so your sterling cost has been moving with the exchange rate. Your new platform may not work the same way.
  5. Verify MTD recognition on GOV.UK. Not on the vendor's marketing page.
  6. Diary the first renewal. Moving platforms is the most common moment for a certificate reminder to fall through a gap.
