Landlord Vision Alternatives (2026): Six Options Sorted by Why You Are Leaving

The main alternatives to Landlord Vision in 2026 are August from £8.99 a month, Hammock from £8 plus VAT, Landlord Studio from £12 plus £1 per unit, Arthur Online from £82.50 for agencies, and LLCR from free for the compliance evidence layer. The right one depends on which part of Landlord Vision you were actually using.

First, what you are replacing

Landlord Vision bundles four distinct jobs into one subscription: rental accounting with a full ledger, Making Tax Digital submissions, tenancy and tenant management, and compliance reminders with document storage. Its published plans run from Starter at £21.97 plus VAT for four active tenancies to Enterprise at £84.97 plus VAT for twenty five, with extra tenancies charged between £1.10 and £1.50 each.

Almost nobody uses all four jobs equally. Before comparing anything, work out which one or two you actually depend on, because the alternatives are specialists and none of them replaces the whole bundle.

Reason one: the per tenancy bill grew faster than the portfolio

Landlord Vision counts active tenancies rather than properties. For single lets the two are the same. For an HMO let room by room, a six bedroom house is six tenancies, and a landlord with four such houses is paying for twenty four.

Hammock and LLCR both count properties rather than tenancies, which is the structural fix for HMO portfolios. Note that Hammock's HMO functionality begins at the Standard plan at £15 plus VAT rather than the £8 entry tier.

Reason two: you were only really using the compliance part

This is common among landlords who keep their books with an accountant. They bought a property management platform and use the certificate reminders and the document folder.

That is an expensive way to buy reminders, and it leaves a gap. Storage and reminders are not the same as evidence you can produce when challenged, and since 1 May 2026, when Section 21 was abolished in England, every possession claim proceeds under Section 8 of the Housing Act 1988 with the compliance history examined as part of it.

Better fit: a dedicated compliance evidence platform. LLCR is free for one active property including the Compliance Defence Pack, £19 a month for up to five and £39 for up to twenty, and adds proof of service records, a fingerprinted and chained audit trail, Form 3A and Form 4A notice builders, and civil penalty exposure totalled across the portfolio. Reason three: you wanted something you could use on a phone

Landlord Vision is a desktop first web platform with a mobile app added later. Landlords who manage on the move often find the fit awkward.

Better fits: August, built mobile first across iOS, Android and web with a free tenant app included on every plan, from free for two tenancies to £29.99 a month for unlimited. Landlord Studio is also well regarded for mobile receipt capture, with a free GO tier covering three units and PRO from £12 a month plus £1 per unit.

Reason four: you only need tax and rent, not management

If the tenancy management, tenant portal and task features go unused, you are paying for a platform to do a bookkeeper's job.

Better fits: Hammock, HMRC recognised for Making Tax Digital, from £8 plus VAT for one to three properties, £15 for four to ten, £25 for eleven to twenty and £31.50 for twenty one or more, with unlimited Open Banking bank feeds and per property profit and loss. Landlord Studio, HMRC recognised since March 2026, is the alternative if you want tenant records alongside the accounting.

Check HMRC recognition status on GOV.UK before committing, since Making Tax Digital for Income Tax applies from April 2026 to landlords whose combined trading and property income exceeded £50,000, with the threshold falling in later years.

Reason five: you started managing for other people

Once you hold client money, manage third party portfolios or employ staff, the requirements change: role based permissions, client accounting, contractor workflows and owner reporting.

Better fit: Arthur Online, from £82.50 a month including 55 units, £96.00 for 60 and £126.00 for 70, billed annually with a demo led sign up. It is the wrong product below roughly fifty units because of the included unit allowance, and the right one above it. Agencies should also plan for the evidence layer separately, since operations platforms are not built to produce possession or enforcement bundles.

No single row covers every column, which is the honest summary of this market in 2026. Most landlords end up with two subscriptions, one for money and one for evidence, and the combined figure is usually lower than a single platform that half covers both.

Before you switch, check these five things

  1. Data export. Ask what format your existing data comes out in and whether attachments come with it. Certificates and tenancy documents are the part that hurts to lose.
  2. Billing unit. Confirm whether the new platform counts properties, tenancies or units, then model your actual portfolio rather than the headline price.
  3. Promotional pricing. Landlord Vision has been advertising Starter at £7.99 a month against a £21.97 standard rate under a two year price guarantee. Compare standard rates when modelling five year costs, not introductory ones.
  4. MTD status. If you are within the Making Tax Digital threshold, verify HMRC recognition on GOV.UK rather than relying on a marketing page.
  5. Notice and billing period. Several platforms in this market bill annually. Check what happens to the remainder of a paid year before you cancel.

Can I move my data out of Landlord Vision?

Providers generally allow account data to be exported, but the format and whether document attachments are included varies, so ask specifically about certificates and tenancy agreements before cancelling. It is sensible to complete the export and verify it opens correctly while the account is still active, and to keep a local copy of every compliance document independently of any platform.

Do I still need compliance software if I switch to an accounting tool?

If you self manage, you generally still need a way to evidence compliance separately from your accounts, because the two records answer to different audiences. Accounting software answers to HMRC. A council enforcement officer, a tribunal or a county court will ask what was in place, when it was served, and whether the record is reliable, and since 1 May 2026 the compliance history is examined in every Section 8 possession claim in England.
